How do I get my house on the market with you? || Close
Just give us a call on 0800 6226 595 or book a free valuation. We will then arrange for a property manager to come and visit you. They will go through our services in a little more detail and if required carry out a valuation for you (see below) FREE of charge. If you decide you then wish to join The Estate Agency Discount Club we can proceed to take property details, do floor plans and take photos etc.
The valuation
As any agent will tell you, valuation is an approximate figure that you can expect to achieve for your property. Ultimately, the property is worth what someone is willing to pay for it, so it’s impossible to give you a guaranteed price. Common sense and factual information are the best way to ascertain your marketing figure and this leads us to look at comparable properties that have sold in your area that are similar to yours, this way we can give you an idea of where you should be pitching the price.
We use two different models for valuation, both of which are used regularly by estate agents, property professionals and, more importantly, the leading high street lenders. The best piece of advice we can give you is to remain realistic and not to overprice your property significantly enough so that the level of interest from buyers is minimal. If this is the case then your account manager is on hand to provide you with regular activity reports that will help us to evaluate if the property may be over or indeed under priced. If you haven’t had a viewing for 30 days then expect a call from your account manager to understand why this is and what we can do to increase interest.
Timescales and personal situations play a major part in valuation as well, if you need a quick sale then price it at an attractive level and certainly try and be competitive with other similar properties on the market. The reverse of this is if you are not in a hurry and wish to remain on the market until you reach the selling price that you are happy with. This can take longer but ultimately can be successful, depending on the prevailing market conditions.
If I pay online, are my payments secure? || Close
Yes. We use Paypal, who provide secure online credit and debit card payment.
At what point do I need to pay my membership fee? || Close
Our valuation and market appraisal service is free. Once you have decided to instruct us to sell, we will require you to pay your membership fee of £99. Once this has been received, either by online credit card / debit card payment, cheque or bank transfer, we will commence marketing of your property in accordance with HIP regulations and welcome you to the world of sellfor595.com.
Where do you advertise my property? || Close
We use most major property search engines and portals, our main concentration is on RIGHTMOVE due to their dominance in this market. W are the only Estate Agent to list all properties as PREMIUM DISPLAYS with no additional cost to our sellers.
Who takes the photos and does the floor plans? || Close
We do. Once you have got in touch with us and confirmed that you would like to go ahead with marketing your property, we will send one of our consultants to see you to take all the photos, floor plans, and write the details. You just have to be there to let us in!
Why do you have to come and do the photos? Can't I just email them over to you? || Close
No. As members of both the Ombudsman for Estate Agents and the major property websites, we have to satisfy certain terms, conditions and regulations. By visiting the property and taking full details, we are guaranteeing the accuracy of the details according to the Estate Agents Act 1979 and the Property Misdescriptions Act 1991.
When can The Estate Agency Discount Club come out and see me? || Close
It really depends on what our diary looks like that week. Generally speaking, we can get someone out to see you within a couple of days. Remember, we do weekends as well and work right up to 8pm.
How long does it take? || Close
Depending on the size of property, it will take anything from half an hour to 2 hours.
When does it actually go on the market? || Close
Once membership is paid and as soon as you have agreed the draft details. This should take no longer than 3 days from the time we take the photos and organise the details and floorplan.
Does it matter if my home is on the market with another agent? || Close
You would have to check the contract you are in. We are classed as estate agents and you may find yourself bound by the terms and conditions of the contract that you have signed with your current agent. You may have to wait until the agreement with your current agent runs out or, if you speak to your agent nicely, they might let you out of the contract early!
We do not charge more or less for sole or multiple agencies, we just want you to sell your house and do not intend to financially penalize you for trying to do that.
Will you value my property for me? || Close
Yes we will. Unlike many other web based Estate Agents, we are experienced estate agents in your area and have worked locally for many years. We have a firm understanding of the local markets and are able to value your property and propose a marketing plan. Our valuations are backed up with market comparables, so you can see why and how we have established the value of your property.
How does it work when someone wants to view my home? || Close
All calls and viewings come through to us. When we have someone who would like to view the property, we will contact you with various times that the applicant can view and come to a mutually convenient time. We will qualify every viewer's position before they visit your home.
What happens after the viewing has taken place? || Close
We will gather feedback for you and advise you what the applicant thought of the property – and email you as well as uploading the information to your file notes which you can log into at any time of the day or night.
What about offers? || Close
Offers will be made through us and we will report every offer to you by telephone and in writing. We are absolutely committed to getting a price that you are happy with and will negotiate on your behalf until we have reached an acceptable figure for you.
What if I want sellfor595.com to show viewers around my property? || Close
That’s fine, we will be more than happy to do this. We do however make a one off upfront charge of £49 to cover our additional expenses. This will buy you a pack of 25 accompanied viewings.
How long can I market my property with you for? || Close
We will market your property until it is sold or until you ask us to take it off the market.
Do you have any minimum contract period? || Close

Why do you charge to join? || Close
Our small membership is recouped many times over through the savings offered via our partner suppliers. We do not take a fee from these supplies and pass all savings onto you. We are unique in this service and believe it adds real value to our service.
How can I get all this for £595? || Close
Most Estate Agents have very high overheads with extensive office networks and large numbers of staff to man those offices. They need to charge high fees to cover those costs. With just one centralised office, we are able to greatly reduce our overheads and pass these savings onto you, the seller.
Is there any difference in the service you provide and a “High Street” Estate Agents? || Close
We are also more accessible, with phone lines open from 8am to 8pm 7 days a week, as well as providing you with online access to all your file notes, viewing feedback, offers and marketing updates 24 hours a day 7 days a week for 365 days of the year.
What happens once the property receives an acceptable offer? || Close
Once you have accepted an offer, we will gather any solicitor and chain details from the buyer. We will write to all concerned parties with confirmation of the sale, subject to contract. We will then help you in any way we can with getting the sale through to completion.
