What are they and what do they do?

Previously, much of the essential information needed by home buyers and
sellers only comes to light when an offer has been made and accepted.
In the meantime, buyers are negotiating in the dark and are often
wasting money on legal fees, searches and surveys. The Government
has introduced HIPs to ensure that the information is available up front,
at the time of marketing a property. This, together with energy ratings, is seen as an improvement as it will make the home buying and selling process more efficient and transparent. Having local searches included in the packs also speeds up the process of the transaction.

What is a HIP?

They aim to take the stress out of buying and selling a home by providing key information up front. Every pack will include an Energy Performance Certificate which, like fridges, will provide A - G ratings on the energy efficiency of a home, plus advice on how to make further energy savings. The packs will also include information such as local / planning / water searches and other legal documents. A Home Condition Report giving details on the condition of a property can also be included in the packs on a voluntary basis, but to begin with, buyers will still have to make their own arrangements in terms of organising a survey on the property.

Do I need one now?

They are now in place for all properties - and form part of the housing legislation. You are required to order a HIP before you are allowed to put your house on the market, and any estate agent that will market your home without one should be avoided at all costs. There are penalties of £200 per day for both the seller and the estate agent if rules are not followed. If you were already on the market before the deadlines (for your property type), and you can prove it has, and still is being advertised, you are exempt from requiring a HIP.

Where can I get one?

We can produce a HIP and take care of everything for you. The cost of a HIP varies whether you purchase up front or on a deferred agreement. We offer up front HIPs for only £249 plus VAT that’s against “High Street” Estate Agent prices of around £350.
